CHATTANOOGA, Tenn. (WDEF) – A proposal to build a 12-story mixed-use development on Patten Parkway has been deferred until the January Planning Commission meeting.
Commissioners said additional review is needed after community concerns were raised at today’s hearing.
The project, submitted by Evelyn Capital, would replace several 1880s-era brick buildings and include 266 residential units, including 79 studios, 76 one-bedroom, and 111 two-bedroom units, along with ground-floor commercial space behind the historic Tomorrow Building, formerly the Ross Hotel.
Several community members spoke in opposition.
One woman who was a former owner of the property alongside her mother said the area beneath the buildings includes caves that often flood, creating potential sewage and underground stability concerns if the new structure moves forward.
Residents, business owners, and neighborhood advocates urged the city to consider preserving and repurposing the existing buildings.
Parking, traffic, and the building’s height were also raised as major issues.
Commissioners directed the applicant to complete a full parking study before the project is revisited at the January meeting.
No final vote has been scheduled.
